What it is

When to specify demolition

Controlled demolition means cutting a structure into planned sections and removing them, rather than breaking it up where it stands. It costs more per cubic metre than a breaker and it is almost always cheaper overall, because the noise, dust, vibration, programme disruption and making-good that breaking produces are all costs that land somewhere else on the job.

This is the method for occupied buildings, for structures where adjacent elements have to survive intact, for work above sensitive spaces, and for any job where the demolition has to happen inside a live programme without stopping everything around it.

We handle slab removal, wall removal, staircase demolition, beam removal and partial structural alteration. Waste is taken off site and disposed of at a licensed facility under the quoted price, with transfer documentation issued for your project records.

How the job runs

STEP 01

Survey and sequence

Element assessed, propping requirement confirmed with the engineer, and the removal sequence and lift plan agreed.

STEP 02

Scan and pre-cut

Cut zone scanned, then the element cut into sections sized to the available lifting capacity and access route.

STEP 03

Restrain and remove

Each section restrained during the final cut and removed to a prepared laydown area rather than dropped.

STEP 04

Clear and hand back

Waste loaded and taken off site, area swept, transfer notes issued and the structure handed back as agreed.

Why cutting beats breaking on a live building

A breaker is faster and cheaper for the first hour. After that the real costs arrive: complaints from tenants and neighbouring units, dust ingress into finished areas, vibration cracking finishes that then need making good, and restricted working hours imposed by building management once the first complaint lands.

Cut and remove avoids nearly all of that. The noise is a saw rather than percussion, dust is largely replaced by contained slurry, vibration is close to zero, and the work can usually continue during hours a breaker would be banned from.

On hotels, malls and occupied offices in Dubai and Abu Dhabi, that is not a preference. It is normally the only method building management will permit at all.

Demolition questions

Is controlled demolition more expensive than breaking?
Per cubic metre yes, overall usually not. Breaking generates noise complaints, dust ingress into finished areas, vibration damage that needs making good, and restricted working hours once building management intervenes. Those costs land elsewhere on the job rather than in the demolition line, which is why cut-and-remove frequently comes out cheaper in total.
Do you remove the waste from site?
Yes. Breaking out, lifting and removing cut sections is part of the scope on every demolition job, and disposal at a licensed facility is included in the quoted figure. We issue transfer documentation for your project records. You are not left with a pile of concrete on the loading bay after we leave.
Can you demolish part of a structure and leave the rest?
That is most of what we do. Partial removal requires a structural engineer's design showing how load redistributes once the element is gone, and propping installed before cutting starts. We cut in the sequence the engineer specifies so the remaining structure is never carrying load it was not designed for.
How do you remove a staircase?
The flight is cut free from the landings and supporting structure, usually by wall or wire saw, then removed in sections sized to the access route. On villa alterations the flight often has to come out through a doorway, which decides the section sizes. Propping to the landings above is installed before any cut is made.
Can you work in an occupied hotel or mall?
Yes, and most of our demolition work is in occupied buildings. Work runs outside business hours, the area is isolated and sheeted, slurry is contained, and we handle the permit paperwork with building management. Cut-and-remove is normally the only demolition method building management will permit on a live site.
